Unless you have previous experience in selling property, you should consider getting assistance. But, how do you choose one, out of the two million agents licensed nationwide? Of these two million, half belong to the NAR (National Association of Realtors). Regardless of being a member of NAR or not, real estate agents should follow a code of ethics and be licensed.

Choosing the right agent to represent you during the sale of your property can be simplified by following a list of preset criteria and questions. After searching for agents listed on the Internet, in local print advertising, the yellow pages and real estate brochures, make appointments for them to come to your property for an interview.

Criteria And Questions:

  • Ask for an overview of their complete service?

  • Will they be working alone? If not, are they the primary listing agent?

  • Ask them how long they have been selling in your area and how many properties they have successfully sold.

  • Ask for a list of satisfied customers you would be able to get a reference from.

  • What is the time frame they suggest for listing, showing and selling the property?

  • Find out what they think the Fair Market Value of your property is and how did they determine that. Ask them to site a few examples near by.

  • Make certain they tell you about every offer to buy.

  • Ask them if they feel any aspect of the property should be repaired or changed before it is listed. If so, why are they recommending that be done and at what cost?

  • An important aspect will be their strategy for marketing. How many types of advertising will they use and where will it appear are important questions to ask? Will they conduct open house showings?

  • Ask if the broker expects to get paid a fee if the home does not sell or if you withdraw your offer to sell.

  • Determine if it is an exclusive listing or not. If not, will this agent expect something whether they sell or not.

  • Ask prospective brokers for their state mandated disclosure information.

  • Set a term for the seller and agent’s contract. A good listing agreement will show the terms and conditions that will apply while it is in affect. The length of the agreement is also negotiable.

  • Once all points are agreed upon, get it all in writing. Do not make any oral agreements that would not be enforceable once a sale is in progress.

Once You Have Made Your Choice What Should You Do?

By working closely with your agent and being available to show the property when ever possible, you will be increasing your chances of finding the right buyer and realizing the most profit. If your agent is made an offer they must relay that information to you in a timely manner. Whether you wish to decline, accept, or counter the buyer’s offer, your agent must again work swiftly to assure that the deal is closed in as reasonable an amount of time as possible. Meet with your agent after each showing and discuss your marketing strategy and whether it should be adjusted in any way.
