A "bird-dog" is someone who may not necessarily have the funds or the credit to purchase a home or acquire a mortgage. They are the ones who locate good properties for investment, and then broker the information to an investor who is able to close the deal. By doing the leg work, searching out properties and then finding a qualified buyer, a bird-dog is able to make between a few hundred dollars to a thousand or more for the information and contacts that they can provide. The profits that they reap will only be dependent on the relative size, cost and potential profit of each property. This is the first level of property investment flipping and it only requires effort and persistence. It is a very good way to accumulate cash before moving up to the next level and it is also a good way to help better familiarize themselves with the overall process of property investment.

Once a bird-dog has found a few properties, learned what is a bargain and what is not, and saved enough money, they are able to move up to the second level. Acting as a middleman, or dealer, and securing the right to purchase a property through a contract agreement, this level of flipper is now in a position to make greater profits, but must be willing to invest funds of their own to do so. Most often while securing a purchase agreement from the seller an investor must put up earnest money to secure control over the property for a determined period of time. They will then find an investor for the property and sell them the purchase agreement. Because they are investing more funds of their own this type of flipping carries more risk but the rewards are also much greater. If a dealer is able to cultivate a number of steady investors this type of flipping can afford them a very good business and lifestyle, with a fairly low level of risk and exposure, and it can reward them with ten or fifteen thousand dollars a month, or more. The lifestyle is good and the demands are not high and it is what all real estate entrepreneurs aspire too.

The final level of flipping is for an entrepreneur to become an all-out investor/retailer. By purchasing properties for investment from either owners, agents, or dealers & bird-dogs, these flippers must then repair and improve them, raise the overall value and then sell them for substantial profits. This final level requires that they have outstanding credit, good cash flow and a much higher level of knowledge and a network of resources to accomplish their goal. Before reaching this level an investor must have already learned the finer points of property assessment, improvement, marketing and negotiating. They must be able to invest a considerable amount of capitol and have the time to make all of the improvements and find a good buyer. The risk involved is of the highest level but the returns are, too.
